These Terms & Conditions (“Terms”) govern your use of the Hosted Havens LLC (“Hosted Havens,” “we,” “us” or “our”) website and booking services. By accessing or using our website or services, you agree to be bound by these Terms. If you do not agree, please do not use our services.

1. Company information

Hosted Havens LLC is a short-term rental and co-hosting service provider based in San Antonio, Texas. We offer accommodations through direct bookings and partner platforms such as Airbnb.

2. Use of our services

You agree to:

• Provide accurate, current and complete information when booking
• Be at least 18 years of age
• Follow all house rules listed on the property page
• Use our properties for lawful purposes only

We reserve the right to refuse service or cancel bookings at our discretion.

3. Booking and payments

All bookings made through our website or partner platforms are subject to availability and confirmation. Payment must be made in full at the time of booking unless otherwise stated.

• Payment processor: direct payments are securely processed by Stripe. We do not store or access full credit card details.
• Third-party listings: bookings made through Airbnb are subject to Airbnb’s terms and processing systems.

4. Cancellations and refunds

• Full refund: cancellations made at least 5 full days before check-in are eligible for a full refund.
• Partial or no refund: cancellations made less than 5 days before check-in may not be eligible for a refund.
• Listing-specific policies: some listings have customized cancellation policies. Where they exist, the listing-specific policy applies.

Refunds, when applicable, are issued to the original payment method.

5. Check-in and check-out

Check-in and check-out times are listed on your booking confirmation (check-in typically from 3:00 PM; check-out typically by 11:00 AM). Early check-in or late check-out may be possible with prior arrangement and may incur additional fees.

6. House rules

Guests must follow all house rules in the property listing, including but not limited to:

• No smoking indoors
• No parties or unregistered guests
• Respect for neighbors and quiet hours
• Proper use of property appliances and furnishings

Violations may result in fines, immediate cancellation of the stay and loss of deposit or refund eligibility.

7. Security and damages

We reserve the right to charge guests for damages or missing items discovered after checkout. Security cameras may be present on property exteriors for safety and monitoring. No interior surveillance is permitted.

8. Guest conduct

We may cancel a booking or remove guests from a property, without refund, if their conduct violates local laws, disrupts neighbors or the community, damages property or furnishings, or endangers others.

9. Privacy

Your personal data is handled according to our Privacy Policy.

10. Limitation of liability

Hosted Havens LLC is not liable for personal injury or loss during your stay; disruption due to acts of nature, power outages or local disturbances; or property loss or theft. Guests are encouraged to carry travel insurance.

11. Force majeure

We are not liable for failure to perform due to events beyond our control, including acts of God, weather events, pandemics, governmental actions or infrastructure failures.

12. Modifications

We may update or revise these Terms at any time. Changes take effect when posted on this page. Continued use of our services after changes constitutes acceptance of the new Terms.

13. Governing law

These Terms are governed by the laws of the State of Texas. Disputes will be resolved in the appropriate courts located in Bexar County, Texas.
